Principal Designer (Construction Design and Management Regulations 2015)

Under previous incarnations of the CDM Regulations, this role was formerly the CDM Co-Ordinator and before that, the Planning Supervisor. Since amendment to the Regulations in 2015, it has been termed the Principal Designer.

Whenever any building or repair work is undertaken, the CDM Regulations apply. If the project has only a single contractor, or is under a specific number of man hours, the Contractor deals with the health and safety aspect of the work in his own Construction Phase Plan. But any other work, which is most of it, will require the client to legally appoint a Principal Designer to deal with the specific health and safety aspects of the impending work on behalf of the client.

We have direct engagement links to individuals trained in this specialist field who can prepare the necessary Pre-Construction Information about the risks posed by the site and the works, who scrutinize and agree the Main Contractor’s Construction Phase Health and Safety Plans and then conduct periodic real time visits to site, or by virtual meetings, during the work with the contractor on site. On completion they will gather information from the contractor and either update the existing Health and Safety File or prepare a new one to give to the client to warn future contractors about the risks posed in the area that these works were carried out.

If you require this service, or are not sure if you need it, our fee structure for Principal Designer work is normally charged on a lump sum basis based on the predicted time expenditure. Clients are usually sent a quote for this service alongside our separate Contract Administration role as we often perform the two together.

Planning and Building Regulations Applications

In addition to being able to prepare plans for building projects via our sister company, we are able to make planning and related applications to the local authority for works involving material alterations to the exterior or change of use. Likewise, we can make and follow through Building Regulation applications to the local authority for all works applicable under these regulations.

If you require either or both of these services, our fee structure for Statutory Application work is normally charged on a time charged or lump sum basis based on the predicted time expenditure. The statutory fee to pay in connection with these applications is not part of the fee basis and is advised to you separately for direct payment.
