Contract Administration
At Finley & Partners we deal with all types of building work for our clients. From house extensions to external and communal area works on managed blocks of flats, to multi million pound, high end residential or commercial refurbishments and new builds.
If you have a building project in mind, we can help you. We start by undertaking a detailed survey the property, specifying the work and, in tandem with our architectural sister company, can prepare all the necessary plans for the work. We then tender the work to trusted contractors, evaluate and report on tenders and, once you are happy to proceed, recommend a suitable contract for the work then oversee the work to completion, agreeing all necessary variations, valuations of work and agreement of the final account with the chosen contractor.
Our fee structure for Contract Administration work is normally at an agreed percentage of the value of the work, but on small projects (ie. sub £50,000 plus VAT), we would normally agree a time charge basis and a cap on the number of hours expected to be input. Clients are usually sent a quote for this service alongside our separate Principal Designer role as we often perform the two together.
We can also offer a Specification and design only service.

Project Management
If you have a larger or more complex project in mind, you may need our Project Management Services. We would discuss your requirements from inception to understand your requirements and help assemble the necessary members of the professional team to help design and cost control the project. Depending on the nature of the work, once on site, our Project Management services may be similar to our Contract Administration services with us coordinating the professional and construction team during the works to completion.
Our fee basis for Project Management work is normally at an agreed percentage of the value of the work.

Project Monitoring
Occasionally, clients require us to monitor projects where there is already a third party design and construction team and the client needs reassurance the team are delivering the quality of product expected. Sometimes we are appointed by a funding body to safeguard their interests.
In our Project Monitoring role, we undertake a due diligence check on the professional designs and the construction work, checking for good practice, compliance with relevant statutes and value for money.
Our fee basis for Project Monitoring work is normally at an agreed lump sum based on the period expected for the work.
