Building Survey (RICS Type 3 Survey)

Often mis-described as a Structural Survey, which was an earlier incarnation of what has since been known as a Building Survey Report, this type of survey is now redefined by our governing body, the RICS, as a Type 3 Survey.

This is the only type of pre-acquisition survey we undertake, being the most detailed visual survey of all of a property’s structure and fabric and a general review of its services. We identify the nature of the construction and fabric, the presence of significant defects and recommend suitable repairs plus provide an overall estimate of rectifying those defects.

Armed with the knowledge provided by our Report, a client can then decide if they are happy to proceed with the property’s purchase, renegotiate or withdraw from the acquisition altogether.

Sometimes a client will ask us to have the electrical, heating and plumbing, drainage or specialist ventilation facilities inspected in more detail. We can procure specialist contractors or a services consultant at cost and liaise with them during the survey.

Occasionally we can provide the same Report for a seller to accompany their seller’s pack to interested buyers.

Sometimes clients don’t want a lengthy report about a property and prefer to receive a “bullet point” list identifying the main defects present. In these circumstances we produce what is known as a Schedule of Significant Defects with an overall estimate of repair, being a lower fee cost than a full Type 3 Survey report whilst sharing the same detailed site survey.

If you require this service, our fee structure for Survey Report work is normally charged on a lump sum basis based on the predicted time expenditure.

Defect Surveys

Occasionally a client requires us to assess one, or a small number of particular defects at a property that is already owned or managed. Quite often this is damp ingress related to roof or internal plumbing leaks, damp penetration in basement or ground level properties or condensation and mould related.

If you require this service, our fee structure for Defect Report work is normally charged on a time charged or lump sum basis based on the predicted time expenditure.

Condition Survey

Not to be confused with a Building Survey of a property prior to its acquisition, a Condition Survey is a detailed survey and report describing the condition of a building’s structure and fabric, but not providing the further depth of a Building Survey Report which explains the causes of recorded defects or recommending repair or costs associated with the same. It is a pure detailed description exercise of a property.

Most often we are asked to provide written and photographic Schedules of Condition as evidence to a property’s condition ahead of a commercial lease and is appended to the lease for both parties’ reference at a later date when the matter of Dilapidations arises.

If you require this service, our fee structure for Condition Survey work is normally charged on a lump sum basis based on the predicted time expenditure.

Planned Maintenance or Capital Expenditure (CAPEX) Reports

For budgeting purposes, we are often instructed by clients or their managing agents to undertake surveys of multi tenanted residential blocks of flats for Planned Maintenance purposes. This is to provide professional information on the likely repairs that should be anticipated over a set period of time, usually between 10 and 20 years, in addition to the known day to day running costs and routine maintenance they most probably already know about.

We offer to clients this service as a Capital Expenditure Plan (or CAPEX) and usually includes a detailed Building Survey (Type 3 Survey) accompanied by a spreadsheet of repairs indicating the years when such expenditure can be expected so that annual totals can be estimated. This information has proven invaluable to clients when calculating their annual service charge requirements in large blocks of flats, for instance.

If you require this service, our fee structure for Planned Maintenance (CAPEX) work is normally charged on a lump sum basis based on the predicted time expenditure for the survey and office work in connection.

Measured Surveys

Although required less by clients these days due to advances in computer technology, we still undertake detailed measured surveys of buildings and land in order to prepare scaled existing drawings.

Usually, we engage the services of our sister company, to measure up, prepare the plans, including lease plans and undertake BIM (3D) modelling, if required.

We also arrange detailed digital surveys of high rise buildings and large areas of land via our partner land surveying companies.

If you require this service, our fee structure for Measured Survey work is normally charged on a lump sum basis based on the predicted time expenditure for the survey and office work in connection. It is usually tied in with our quote for plans preparation work.
